REQUIREMENTS TO APPLY FOR A REAL ESTATE SALESPERSON LICENSE
- Submit the official license application online, answering all questions and providing all the required documentation in PDF format.

Upload to the portal in PDF format, a current copy of an official photo identification (ID) issued by the Government of Puerto Rico and/or federal at the time of submitting your request for a license (Starts July 1, 2022 onwards).

Upload to the portal in PDF format, a current sworn statement that establishes the reasons why you identify yourself with variants in your name and/or surnames in your different documents and list your different versions of names and/or surnames that you can also be known. Certifying, in addition, your name and/or surnames by which you are legally known, attaching a copy of your official identification issued by the Government of Puerto Rico and/or federal at the time of request for a license (Starts July 1, 2022 onwards).

Upload to the portal a recent digital 2x2 passport-type photo (less than six months after it was taken) in color and scanned on a black or dark frame (refers to the space around the photo). THE PHOTO MUST BE IN JPEG, GIF or PNG FORMAT. NO OTHER FORMAT IS ACCEPTABLE.
- Upload to the portal in PDF format, the Certificate of Moral Character. Click HERE to print the document.
- Upload to the portal in PDF format, a copy of your passing exam scores. They must be dated within 90 days prior to the application date.
- You must be older than 18 years of age.
- Upload to the portal in PDF format, Certificate of No Penal Record from the applicant’s current place of residence. This document is valid for 30 days only. If the applicant is a legal resident of Puerto Rico, please click HERE to request a copy. Candidates who have had permanent residence outside of Puerto Rico within the last five years must also upload a scan of the Certificate of No Penal Record of the state or country of origin.
- Upload to the portal in PDF format, copy of the certificate stating completion and approval of a 72-hour Real Estate course at an institution whose curriculum has been approved by the Board. The certificate must be sealed, signed and must be effective for no more than two years.

Upload to the portal in PDF format, the Negative Outstanding Debt or Repayment Compliance Certificate from the local Child Support Administration at the applicant’s place of residence. If the applicant is a legal resident of Puerto Rico, please click HERE to request a certificate. If there is any outstanding debt, the certificate is only valid for 30 days; otherwise, it’ll valid for 90 days.
- Upload to the portal in PDF format, bond for the amount of ten thousand ($10,000.00) dollars effective for the four years the applicant’s license would be effective in its original official format (DJE-2000); it must be notarized and undersigned on the front by the applicant and the insurance company, and on the back at the center of the page by the applicant before a notary public. . - Upload to the portal in PDF format,the confirmation of payment for the total bond amount from the insurance company. (Upload a scan of the letter of confirmation from the insurance company.)
- Upload to the portal in PDF format, a certified letter from the real estate broker or firm for which you work granting authorization to use the escrow account, including the broker or firm’s license number, the name of the bank and the bank account number.
- Upload to the portal in PDF format, letter from the bank with the account information of the authorizing broker certifying that the account to be used is not a savings account and does not generate interest.

If you use the escrow account of another real estate broker or firm, please upload to the portal in PDF format, Certificate of Escrow Account for Real Estate Firms undersigned by the broker or firm granting authorization to use their escrow account, including the broker or firm’s license number, the name of the bank, and bank account number. Upload to the portal in PDF format, a letter from a bank established in Puerto Rico, with the letterhead (header) in color undersigned by the bank clerk in blue ink, certifying the existence of an escrow account, which will remain separate from the business operational account or your personal account, pursuant to Article 21 of Act No. 10 of April 26, 1994. The bank letter must have the account information of the broker authorizing its use and certifying that the account is not for savings and does not generate any interest.
